Please find attached: 1. A development review schedule for 2004-2005 through June 7, 2005. 2. The newest ordinance outlining the development fees, charges and expenses associated with each development application. 3. A letter outlining the process for review. 4. A development application and a variety of checklists associated with site plan review, subdivision, conditional use permit. While we have talked in general terms on the concept for Phil Morris, I am not clear as to what precisely what you will be asking for at this point in time. As such, I tried to include everything that may be applicable. The specific issue that you should be aware of in the processing of any development application for that site is that during concept stage, the City said that they were willing to subdivide the property into three lots provided that any gas sales development was accompanied by a restaurant or hotel. This should be included as part of any first phase development if gas sales is intended. Secondly, access onto County Road 37 will have to be coordinated in conjunction with Wright County as well as with the City in relation to the proposed interchange improvement concepts. Ms. Linda Fisher Page Two Finally, we understand that the site is impacted by wetlands. A wetland delineation will be required, as well as an understanding of how the site will work in conjunction with the adjoining properties. The Phil Morris property at the corner of County Road 37 and 1-94 is a high profile site. There is an expectation from the City that the architecture for all development on this location will be of a high quality. As such, in addition to the checklist information, we will be requesting building elevations, floor plans, and lighting plan for the site. It may be to the property owners advantage to also process a comprehensive sign plan in conjunction with the proposed development to outline area signage needs.
