Jon,
As we discussed on the phone this afternoon, the following "DISCOMBOBULTED" package was received by Futrell
Fire today.
The memo dated 5/13/04 from Bridget Miller indicated that there were 6 Zoning Applications enclosed in the
mailing. I will summarize our discussion of each of the applications listed in the memo.
1. Phil Morris: We received a Zoning Request Application, a letter from Tim Honigschmidt, and 3 "drawings or
graphics. It is my understanding that the information received is concept/preliminary. FFCDI needs to
indicate items that would be needed to be submitted in order to do a complete review (i.e. full scale civil
drawings, utility plan including FDC/hydrant locations, trash enclosure locations, etc.). We can do a
preliminary review with the documentation received.
2. Parkside Commercial: We received enough information to review.
3. Albertville Premium Outlets: We received NOTHING. If this is something we are being asked to do, we'll
need documentation/drawings.
4. Parkside Fourth Addition: Received application and drawings. This is not the type of issue that Futrell Fire
reviews. I'm mailing it back to Bridget in tomorrows' mail.
5. Finn Daniels (Precision Tune Auto Care): Your Case Number 2004-14. Received only the Zoning Request
Application. No plans/background information was received. If this is something we are being asked to do,
we'll need documentation/drawings. Please forward what we need to do this review.
6. LeBron Electric (Jim Franklin property): We received NOTHING. If this is something we are being asked to
do, we'll need documentation/drawings.
Summary:
I have started files for the projects "Phil Morris" and "Parkside Commercial" and given them to Scott to start his
review.
I am returning the Parkside Fourth Addition information to Bridget.
I will hold onto the application for Finn Daniels until we receive more information.
We need more information on the Albertville Premium Outlets and LeBron Electric projects if we are to do the
reviews.

1. General Introduction
The vacant site is located adjacent to the freeway exit as it joins CR 37. It is
currently zoned B3. We are requesting approval for a general concept revision
to the previously approved PUD.
Our plan asks approval for a retail building with a restaurant and a
convenience store development.
We are asking for approval of the revised concept plan for a PUD which
requires a conditional use approval. Therefore this submittal is for; 1. A site

4. Present Status of Property
The property is currently vacant and is zoned B3. The property is vacant.
The legal description of the property is;
That part of the Northeast Quarter of the Northeast Quarter of Section 1,
Township 120, Range 24, Wright County, Minnesota that lies North and East
of the right of way of Interstate Highway Number 94.

6. Written Statement of Proposed PUD
We are proposing two uses for this site.
1. Convenience Store / Gas Station / Restaurant
A moderate size store with gas will work well with an attached
restaurant. The building will be screened from the street with
landscaping to reduce the impact while allowing visibility to a degree
required for marketing purposes.
2. Restaurant
A space allocation of approximately 3,000 — 3,500 sf will be allocated
for a restaurant in the retail building. It will seat a sit down type
restaurant or a bar and grill that will serve the communities.
In all cases we will bring back each use for individual approval once specific
users can be found for each site.
7. Site Conditions
The previously submitted drawings show the delineated wetlands and the
topography at one -foot increments. The site is highest along the road and
tapers toward the highway with a large wetland neat to the ramp from the
freeway.

9. Utilities
The utilities are located in the street and connections will be shown when we
bring forward final plans for each of the sites.
