The intent of this application is to increase the size of the facility. Attached is material to support our request; 1. REVISED FLOOR PLAN Our revised floor plan is 6208 sf (up from 4700 sf). The increase is attributed to the increase in food service area. Both food prep and seating areas have been added to the plan. Fresh food is important to this concept. We are attempting to upgrade the facility,from a standard convenience store: To provide fresh quality food is important to the concept. 2. REVISED SITE PLAN The site plan changes do not change any of the access points. No circulation patterns will be changing. The pump area has been moved slightly and the number of pumps has been reduced from ten gas pumps to 8 gaspumps. Two diesel pumps will remain. We have added the appropriate parking as described below. 3. PARKING CALCULATION The parking calculation takes into account the kitchen area and the seating area along with the retail component. The new plan requires 43 parking stalls and we are providing 55 stalls. 4. CAR WASH STACKING DIAGRAM The car wash will service 10 cars per hour: We are required to provide 5 cars in a stacking row. We have shown 6. The system is a one way system as was originally approved. 5. EXTERIOR ELEVATIONS The exterior is entirely masonry in material.
