RE: Albertville — Albertville Business Park Rezoning

BACKGROUND
Mr. John Darkenwald has submitted an application for rezoning for property located to
the west of the Outlets at Albertville site and on the north side of 1-94. The request is to
rezone the entire area being platted as Albertville Business Park to PUD. Currently the
zoning is split and part of the site is zoned PUD and part is zoned 1-1.
The B-3 regulations will be used as a means to review permitted uses and site design
standards in the future.
RECOMMENDATION
Rezoning of the site is a policy decision to be decided by the City Council subject to a
recommendation of the Planning Commission. If the Commission determines that the
zoning change is appropriate then staff recommends the following condition:
1. B-3 zoning regulations shall provide the basis for site development and permitted
land uses under the PUD zoning.
