Re: Preliminary Plat Review - Albertville Crossing Third Addition

Dear City Council Members & Planning Commission Members:
We have received the preliminary plat for the above mentioned development that is
proposed to be constructed on the east side of County State Aid Highway (CSAH)19 at
5711, Street. We have reviewed the preliminary plat with regard to access, spacing and
right-of-way issues along CSAH 19 only. Aspects of storm drainage, street
improvements, and grading internal to the development must be reviewed by the City
Engineer to determine conformance to city standards.
We offer the following comments:
1. Direct Access to CSAH 19 will not be permitted. Access to 57th Street,
subject to City approval, should be located as far back from the
intersection of CSAH 19 as possible.
2. A site corner of 50' should be dedicated at the SW corner of Lot 1, Block 1
3. A -utility permit will be required for any utility work within the CSAH 19 right-of-
way. This will cover any -sanitary, watermain, or storm sewer work within the
CSAH 19.right-of--way. No open cutting of CSAH 19 will be allowed for any
utility work. A bond (or letter of credit) will be required, amount to-be'
determined, as partof the access and utility permit. Specific requirements will be
determinedas part of the permit application process" by Bruce Leinonen, Permit
Technician, of our office.
