On behalf of the City of Albertville, SEH has reviewed the preliminary plat submittal for Albertville
Crossing 3rd Addition. The submittal includes a plat but does not include a site plan, utility plan, street
plan, drainage plan, or grading plan. The additional plans must be submitted for review and approval
before any construction activity is allowed on the site.
My comments are as follows:
1. Wright County has access control along CSAH 19. Direct access to the site from CSAH 19 likely
will not be permitted by the County.
2. Access to Lot 1, Block 1 from 57`s Street should be provided on the east end of the lot. Location
of the access point will be directly across from LaCentre Avenue (shown as Frontage Avenue).
This access point will also serve as an access point for the west end of Oudot A. Construction of a
public street as an extension of LaCentre Avenue is recommended. A cul-de-sac will need to be
constructed on the north end of the street extension.
3. Sewer and water stubs for the subject property were installed in 57th Street at LaCentre Avenue.
The stubs will need to be extended as part of the development. Extension of the stubs would fall
within the proposed right-of-way for an extension of LaCentre Avenue. Extension of water main
is also needed to serve the westerly portion of Outlot A.
4. A storm sewer stub was previously installed in 57 h Street that will serve Lot 1. Storm water
discharge from Lot 1 will be limited to the capacity of the existing 12-inch stub. Onsite storm
water detention will be required.
