Applicant's Name: Albertville Crossings Second Addition — Oppidan Investment Company
Request: Oppidan Investment Company has submitted the final plat for a four (4) lot
subdivision to be known as Albertville Crossings Second Addition. The subject site is located
east of County Road (CSAH 19) and south of 57th Street NE.
City Council Meeting Date: 21 October 2002
Findings of Fact: Based on review of the application and evidence received, the City
Council now makes the following finding of fact and decision:
A. The legal description of the subject property is attached as Exhibit A.
B. The City Council Findings of Fact and Recommendation for the Comprehensive Plan
Amendment, Rezoning, and preliminary plat (dated 4-5-99 and 4-15-02) are
incorporated herein. (Exhibits B-1 and B-2 respectively).
C. The final plat of Albertville Crossing Second Addition (with the conditions of approval
outlined herein) is in substantial compliance with the approved preliminary plat.
Decision: Based on the foregoing considerations and applicable ordinances, the final plat of
Albertville Crossing Second Addition is approved based upon the most current information
received to date, subject to the following conditions:
1. The final plat shall be subject to review and approval of the City Engineer pertaining to the
final street design, grading and drainage plans.
2. The final plat shall clearly indicate a statement dedicating all easements as follows:
"Easements for the installation and maintenance of utilities and drainage facilities are
reserved over, under and along the strips marked "utility easements."'
3. The final plat shall contain a certification be a registered surveyor in the form required by
Minnesota Statute Section 505.03, as amended from time to time.
4. The final plat shall clearly indicate the name and address of the surveyor preparing the lot.
5. The final plat shall be subject to review and approval of the City Engineer pertaining to the
final street design, grading and drainage plans.

6. Legal description to be reviewed and approved by City Attorney.
7. The applicant shall file for rezoning Of Lot 2 Block 1 Albertville Crossing Second Addition
to either B-2, Limited Business Distri t or B-3, Highway Commercial District.
8. Amend Development Agreement tci include final plat of Albertville Crossing Second
Addition.
9. Any other conditions as set forth by the City Council, City staff, City Consultants or other
agency responsible for review of this application.
Adopted by the Albertville City Council this 21st day of October 2002.
