Re: City of Albertville; Albertville Crossing Special Assessments.
Dear Ms. Miller:
As we discussed yesterday, the City of Albertville has finished installing a
stoplight at the intersection of Wright County State Aid Highway No. 19 and 57th street,
and is in the process of special assessing the benefiting properties for the cost of the
stoplight. Pursuant to a developer's agreement between Cascade II, LLC and the City of
Albertville, Cascade II has agreed to be special assessed for 50% of the cost of the
stoplight, with 30% of the cost being borne by lots 1, 2 and 3 of the Albertville Crossings
plat. The total cost of the stoplight is $221,006.87. Thirty percent of this figure is
$66,302.
It is my understanding that your office holds an escrow in the approximate amount
of $67,000 for the purpose of satisfying the obligations of Lots 1, 2 and 3 of Albertville
Crossings in regard to the agreed upon 30% cost of the stoplight. Accordingly, the City
is requesting that your office disperse $66,302 from this escrow to the City to satisfy the
special assessments that would otherwise be levied upon Lots 1, 2 and 3 in Albertville
Crossing. If the City does not receive the funds from this escrow, the City will proceed
to specially assess each of the three lots in the amount of $22,101 on June 7, 2004.
