Roden Revocable Trust originally owned all that part of the NW Quarter and the SW Quarter of Section 35, Township 121, Range 24, Wright County, lying north of the north right of way line of I-94 consisting of 111.58 acres. Option holder, Darkenwald Real Estate Ltd., holds an Exclusive option to purchase of said 111.58 acres and has taken down and platted 25.02 acres thereof as Albertville Business Park. Wright Hennepin Electric Cooperative Association has submitted a purchase agreement for purchase of 4.46 acres adjacent to 70t' St. at the extreme northeast corner of the Roden property. The purchase agreement is contingent on all necessary governmental approvals (e.g. zoning, conditional use, site plan approval, etc.) including administrative subdivision approval which is necessary since minimum take down provision in option requires purchase of at least 15 acres.
