Wally O'Dell contacted me and asked me to relay the following information to you
pertaining to the Roden property in Albertville. First, the boundaries of the PUD Zoning
District, north of 1-94, were established in conjunction with the original concept plan for the
Albertville Outlet Mall. I have forwarded you two attached graphics that illustrate the
configuration and dimension of the zoning district boundary.
The second question that Wally asked me was the range of uses that would be permitted
in the PUD Zoning District. The PUD Zoning District was established to accommodate
commercial land uses per the Comprehensive Plan, In this respect, I believe that
commercial land uses allowed within the City's commercial zoning districts would be
allowed provided they met the criteria of the PUD. Actual determination of the
appropriateness of use would be determined in conjunction with the submission of a
development application and PUD amendment Introducing the uses to this area of the City_
According to Mr, O'Dell, I understand that you have some big box retailers, specifically
furniture retailers, that are interested in the site. I believe these uses would be permitted
within the PUD District provided that past PUD approvals did not create any prohibition or
limitations on this site as a result of the outlet mail development.
