INTRODUCTION
This project narrative is being submitted on behalf of Darkenwald Real Estate Ltd. for a
proposed preliminary plat application for the Albertville Business Park, a 25-acre subdivision to
be located on property west of the outlet mall along Interstate 94. The Albertville Business Park
will include three commercial users to include nationally known "big box" retail operations
currently interested in opening stores in the development over the next few years. Potential
commercial users are looking for properties that will accommodate buildings in the range of
50,000 to 75,000 square feet of floor area.
REQUEST
Darkenwald Real Estate, Ltd. requests that the City of Albertville approve the subdivision
preliminary plat and site plan for the Albertville Business Park. The application includes a
preliminary plat, site plan and preliminary engineering plans.

PROJECT DESCRIPTION
Site and Utility Improvements:
The development includes three rough graded commercial lots and the construction of three
stormwater ponds. Separate building/ final site plan applications are anticipated to be submitted
by the future lot developers for each of the three lots for concurrent approval with the subject
project. The final plans will include site plans, parking lot, grading, utility, landscape plans and
building plans.
The project has been designed in conjunction with the city roadway and utility project extending
westward from County Road 19 on the east of the subject project. The city project includes a
public roadway, sanitary sewer trunk and water main that will serve the new development.
Additionally, there are a number of wetlands within the project limits that will be incorporated
into the project. An area of new wetland creation is proposed along the existing large wetland on
the east side of the property, to provide mitigation for wetland impacts primarily along the I-94

frontage, where the construction of I-94 and associated grading resulted in drainage ditches that
route stormwater runoff from the highway across the subject property, which have been
delineated as wetlands. Detailed plans identifying specific proposed wetland impacts and
mitigation will be submitted with the wetland permit application in the near future.
Construction Coordination:
Construction of the project will most likely occur concurrently with the city project and with the
individual lot developers. Project specifications will clearly outline the contractor's
responsibility for coordination of construction and regular communications with the other
contractors and city officials during the course of the project.
Property Acquisition/ Platting:
Darkenwald Real Estate has an exclusive long term option to purchase the Roden property
located in Section 35-122-24. The Applicant is currently completing agreements to sell two of
the lots shown on the preliminary plat to "big box" retailers. When all necessary permits and
approvals have been obtained for the subject project, Darkenwald Real Estate will exercise the
option, file the plat and complete the sales to the "big box" retailers. The preliminary plat also
illustrates proposed public right of way and drainage and utility easements to be dedicated.
