As requested, we have-reviewed the preliminary plat of Barthel
Rolling Hills and offer the following comments:
1.
Barthel Rolling Hills is a proposed 8 acre development
consist1ng of six (6) ~single family lots. All lots meet the
minimum lot depth of 250 feet and minimum lot width of 150
feet.
2.
In review of the preliminary plat requirements, no soils
information of percolation tests were provided. Based on the
Wright County Soils Survey, the soils in the plat consist of
Hayden clay and sandy loams and Cordova silt loams. All lots
appear to have adequate soils for on-site sewer systems;
however, percolation tests should be provided.
Access to the plat is proposed from MacKenzie Avenue and 58th
street in the Green Haven Estates plat. The extension of 58th
Street will add to an existing cul-de-sac which exceeds the
maximum length of 500 feet. The proposed street extension
will require a variance.
The proposed plat will provide access to the east. However,
the Township may want to consider access to the south.
Based on the proposed grading plan, drainage will be directed
to drainage easement on Lots 2 and 3, Block 1.

6. The proposed plat does not show any park dedication.
Therefore, the plat will be subject to cash payment in lieu
of park dedication.
We recommend approval of the plat subject to the items discussed
in this letter.
