City Engineer DATE: May 13. 1997 RE: Preliminary Plat, Grading, Drainage and Utility Plan Cedar Creek North SEHNo. A-ALBEV 9701.00 I have reviewed the above referenced drawings and have the following comments: Preliminary Plat 1. Maintain a minimum 10-foot drainage easement on all lots. Revise the plat accordingly. 2. It is unclear who will own and maintain the access easement in Block 4. I recommend the access easement be platted as a lot and combined with the exception area. 3. Dedicate Kadler A venue to the south line of the plat. Revise plat accordingly. 4. The side lot lines for Lots 4 - 12, Block 2 shall be extended through the detention pond area and drainage easements platted on all the lots. The plat shall be revised accordingly. .5. There are a number of lots that do not meet the IOO-foot width at the setback line required for the R-IA zoning. It is my understanding the proposed pun zoning would be established with the construction of a golf course. Within the PUD~ a minimum. lot width should be established. As shown, there are a number of lot widths that are less than 90 feet, which is the minimum required in the R-I zone. The minimum lot width should be verified with the City Attorney and City Planner.
