Dear Mr. Roessler:
The City of Albertville received your plan for Cedar Creek
North previous to this date. Based on your submissions we established
and held public hearings on May 13, 1997. However, reviews by
our consultants has lead to questions related to a Planned Unit
Development,
As you are aware, the council and planning & zoning commission
are concerned about a plat that does not meet the R1-A standards
of 15,000 square foot lots and 100 front foot lot widths. In order
to approve a (PUD) the city was originally looking for a reason to
allow something less than the planned stanards. In this case,
an approved concept for a golf course with assurances that would
protect the parties involved from having higher density housing
with in exchange such as a golf course.
In order to accomplish the discussed project, we anticipate
joint meetings with the city council and planning & zoning to
work out the important fine detail.
To keep the processing on the preliminary plat and rezoning,
we are requesting an extension under Minnesota Statute for the "60
Day" rule. Thank you for your cooperation.
