Re: Access Permit No. 9842, CSAH 37 (Cedar Creek North)
Dear Scott:
After much discussion and review, I am enclosing a copy of Pilot Land Development's
application for Karston Ave. access onto CSAH 37 just east of the Kadler Ave. alignment.
The application is approved with the following conditions:
- The permit requires an authorized signature and return
- An adequate diameter and length of culvert to be placed under Karston Ave. by owner
with a finished side slope ratio of 1 :6.
- A combined by-pass and right-turn lane shall be constructed on both sides ofCSAH 37
to accommodate future traffic patterns. You indicated that Karston Ave will most likely
be extended to the north of CSAH 37 in the near future. It would seem feasible to
construct the combination lanes on the north side of CSAH 37 at this time instead of
a by-pass lane only. A copy of the layout is attached.
- A $15,000 bond to cover the tumlane work, utility work and earth haul work across
CSAH 37 at this location will be required. A separate utility permit is required for the
earth haul which is a separate process from this application, but the bonding requirement
can be a combined effort.
- The curb placement should terminate at the south end of the approach radius on Karston
Ave. as CSAH 37 has a rural design and the curb would be a snow removal hazard.

- An extension of Karston Ave north of CSAH 37 shall require a separate permit
application.
- Kadler Ave shall be vacated as a public roadway adjacent to CSAH 37 and shall serve
as a single residence access onto CSAH 37. All other current residents along the Kadler
Ave. alignment shall use 63rd St NE as an access.
