2000-01-04 Prelim Plan Review=~~ MEIVI®f?ANDUM 1200 25th Avenue South, P.O. Box 1717, St. Cloud, MN 56302-1717 TO: Linda Goeb City Administrator City of Albertville FROM: Peter J. Carlson, P.E. City Engineer DATE: January 26, 2001 RE: Site Plan Review Albertville Plaza Albertville, Minnesota SEH No. A-ALBEVO101.00 D37 320.229.4300 800.572.0617 320.229.4301 FAX I have reviewed the revised plan for the above referenced project and have the following comments: 1. As proposed on Lot 3, Block 1, there is potential for vehicles wanting to proceed in the drive thnu to block traffic. It is recommended that the easterly driveway access be redesigned as an exit only. 2. At Pond 3 there does not appear to be enough room to grade the top of the pond to a 958 elevation. A minimum of 3:1 slope or flatter is acceptable. 3. The proposed slope along the south lot lines shall be revised to a minimum 3:1 slope or flatter. 4. The location of the storm sewer inlet is too close to the outlet. As shown storm water flaw would short-circuit the pond. The inlet shall be moved approximately 65 feet easterly. 5. Afire hydrant shall be added at the northeasterly corner of the building shown on Lot 1, Block 1. 6. The fire hydrant proposed for Lot 3, Block 1 shall be moved approximately 70 feet to the south. 7. In any of the proposed buildings will be sprinkled, a post indicating valve will be required. The location of the PIV shall be verified with the building inspector and the fire department.
