Suite 201 St. Michael, MN 55376 RE: FILE NO: Albertville - Cedar Creek Golf Course Outlot B 163.05 Dear Mr. Michenfelder: On October 5, 2004, Albertville City staff met with you and Ms. Cedarburg to discuss your inquiry as to whether the City would allow for the Cedarburgs to subdivide and acquire a portion of Outlot B, Cedar Creek North Addition. The inquiry stems from fence and site improvements that have been made within Outlot B by the adjoining single family home owners abutting the outlot. City staff indicated that an application for a formal subdivision (preliminary and final plat) would be required to facilitate the request. However, prior to undertaking the expense of the application and plat documents, City staff indicated that we would review the plat history and provide an opinion as to whether staff could recommend proceeding with the application. Cedar Creek North and South subdivisions were developed as a planned unit development in conjunction with Cedar Creek Golf Course. Outlot B contains the hole three fairway and a stormwater quality pond. The integration of golf course with the single family was a design feature offered to the City in exchange for performance standard flexibility (lot width) within the single family subdivision. The golf course offers permanent open space and view sheds that are intended to be enjoyed by the single family lots. !' Mr. Patrick Michenfelder Page Two In view of the past PUD approvals, we do not believe that further subdivision of Outlot B Cedar Creek North is warranted and would not be supported by such an application. Additionally, we will also be investigating the construction fences on Outlot B. We understood that the property owner did not obtain necessary permits for these fences and they may contradict the PUD approvals. As such, they may need to be removed.
