RE: Cedar Creek Golf Course Concept Master Plan,City of Albertville
Honorable Mayor, City Council Members, and Planning Commission Members:
We have reviewed the concept plan for the above mentioned development, dated August, 4,
1997, as submitted by Meyer Rohlin, Inc. We have reviewed the concept plan with regard to
access to County Road 118 and County State Aid Highway 37 only. Aspects of internal
drainage, street improvements, and grading internal to the development should be reviewed by
the City Engineer for conformance to city standards. We offer the following comments.
1) A right of way dedication of 60 feet from the center of County Road 118 will be
required. The reconstruction of County Road 118 is in the County's five year
plan, scheduled for 1999. This will allow for the future construction as well as
leave room for utilities within the right of way. A right of way dedication of 55
feet will be required on CSAH 37 to allow room for a right turn lane.
2) Access permits will be required for each new access proposed onto both C.R.
118 and CSAH 37. Access locations must meet the County's access spacing
guidelines which are 1320 feet between accesses for low volume, non-
continuous streets. The existing accesses shown on the concept plan do not
meet these spacing requirements. Right turn and bypass lanes will be required
to be constructed for each proposed access. Specific requirements will be
identified on the approved permit.
3) A utility permit will be required for any utility work within the C.R. 118 or
CSAH 37 right -of-way. This will cover any sanitary, watermain, or storm
sewer work within the right-of-way. Specific requirements will be identified at
the time more detailed plans are submitted with the permit application.
