Albertville, MN 55301 RE: Submittal of Clubhouse plans and site development plans for parkin!! lot area matchine: the PUD master plan Dear Mr. Lund: This letter serves to confirm our prior conversations with the City for the development of Cedar Creek Golf Course. The name to be incorporated later this year for the golf course lands will be Cedar Creek Golf, LLC. Per discussions with Mike Couri and Gary Hale previously, the submission for building permit is a necessary step to secure a liquor license in the town. The issuance of this license for a clubhouse with full bar and restaurant capabilities is of critical interest to the long term year round operations of this project. This is consistent with all of our narratives for the master plan approvals. We hereby request issuance of the license to Pilot LandI Cedar Creek LLC naminl! Kent Roessler as orincioal. By May 1, we expect to be ready for the footings to be created. We would proceed throughout the year to create the clubhouse to use the mechanical room setup and office areas to monitor the grow in period which will begin as early as July for some of the golf holes. As part of the needs of the golf course, a 500 GPM well is proposed as a back up water source to the ponds we are creating at or near the water table. As such, we are requesting confirmation that we will not need to drag the water lines to the clubhouse. Most golf course clubhouses in fact do not have municipal water. Several have significant restaurant and entertaining facilities as well. The plans submitted have shown water lines but we now intend to have them deleted now that our irrigation well needs have been determined. We have set a I!rand ooeninl! for the I!olf course to be Julv 4. 1999. However. the restaurant. I!olf shoo and related offzees may be able to ooen as early as Februarv 15. 1999. In order to know that we can be orderinl! the aoorooriate suoolies. sell tournaments. book weddinl!s. and olan to run the business. we need confirmation of the liquor license. Unless there is a code reason that can not be modified, we will proceed at this time to plan for the facility to use well water only, and not provide a line for domestic use. Fax: 757-4094 " ., We desire a formal clubhouse groundbreaking ceremony on either March 20, or some day during the week of March 23 to 27th. We would like as many of the staff and Council members to attend as possible, along with the Planning Commission members who have assisted in the creation of this development. Please confirm through Linda Houghton the best day for this ceremony. The 4769 SF clubhouse facility and building uses are as follows: . Restaurant seating for 113 occupants in 1406 SF . Kitchen Bar area for 4 to 8 staff 562 SF . Lobby, Bathrooms, and Mechanical area 1296 SF . Golf Shop with 3 staff in Building 1039 SF . Office Area for above golf shop staff 466 SF Parking for clubhouse, bar, restaurant and meeting rooms provided at the clubhouse site are on a combination of 167 paved stalls and 93 stalls on grass areas for special occasion overflow parking. See attached plans. We have included an 11 x 17 size set of golf hole plans and a large size set for information purposes. This meets our PUD condition of approval to submit formal golf course plans. A full golf course will generate a demand of about 110 to 150 stalls. At the time of operations start up, the management will be able to determine how often and under what circumstances the overflow parking is used. If this becomes as successful an operation as hoped, the overflow parking areas will be paved by the year 2002. From a cost effective approach to operations success, it is important to note that Wright County is preparing to "improve" and definitely disrupt Highway 118 during 2001, and only after their completion, will this facility achieve its peak operational potential. As you recall, maintenance buildings are within the City of St. Michael, at the western end of the project. parking and building review will occur through their municipal staff.
