• Slumberland Furniture is proposing development of a new retail store near the Albertville Outlet Mall. We are
submitting for Site Plan review at this time and request your approval at the earliest possible convenience. As
part of the review process Slumberland would like to pursue a reduction in parking for the development as set
forth in the provisions deemed "other uses determined by the council," per a conversation with Cindy Sherman,
City Planner.
Since Slumberland Furniture Stores are destination retail stores and their use requires a high volume of space for
a fairly small number of customers, it would be Slumberland's intent to provide adequate parking spaces
comparable to their other stores. Slumberland requests a reduction in parking from the City's primary
requirement of 113 (as determined by retail stores at 1:200 ratio) to 52. Slumberland, in the past has asked for a
reduction in parking requirements at a ratio of 1:500, this would be 45 stalls fora 22,434 square foot building.
Slumberland has received parking reductions for many of their stores including Sioux City and Cedar Rapids,
Iowa and Maplewood, Minnesota.
For this development Slumberland has indicated future parking stall locations to meet the requirement of 1:200
should the property ever be used in a more general retail fashion. Further support for the reduction can be found
in a study done by the 1987 Institute of Transportation Engineers, in which they determined parking spaces
occupied. during peak usage for furniture or carpet warehouses are 1.2 per 1,000 square feet. They recommend
adding an additiona120% to that total. Based on their study this would bring the LT.E. total to approximately 33
spaces. Additionally, the extra green space on the property will provide for an atmosphere of rich landscape
design.
