Pilot Land Develqpment has a park dedication credit from Cedar Creek No,rth of
approximately 4.5 acres created by the dedication of a 7-acre park. In additio~ Pilot is
installing approximate~y $45,000 in trails in Cedar Creek North. Both tb,e 4.5 acres Ulland
and the approxilnately $45~OOO in trails are to be credited against future plats, inclu,ding
Cedar Creek South.
Accordingly, I recommend that Pilot not pay an)" park dedication fees for Cedar Creek
SOlltll. Approximately Y2 of an acre of the 4.5 acre land credit fi-om CCN will be applied in
full sati,sfactioll of the residential park dedication requirement in ces. Because Pilot will
be due a credit of approximately $45,000 upon conlpletion of the trails in Cedar Creek
North, I believe it would be best that we use the $13,122.81 park dedication due with the
golf CO\lfSe portion, of the development to offset against the estitnated $45,000 from trail
construction.
Finally, we need to set up a spread sheet detailing all park dedication amounts (both
land and cash) dedicated to date and also accounting for trail c,onstruction and the $1,955
owed by the City to Pilot for topograpl1ical work done in Oakside Parkt 1 have some
