No changes at all are to occur in lots 2 & 3. only minor changes are proposed in Lots 1 & 4. The basic change is to reduce the retail in Lot 1 from 15,600 sf to 12,680 sf and increase the restaurant in Lot 4 from 5,600 sf to 7,300 sf. The site plan will meet the parking requirements as shown on the revised site plan. Parking has been adjusted as shown on the plan to accommodate the change in area. The total building area on the two lots has been reduced by 1,220 sf (7.16%). No changes have been made to any access or traffic flow pattern. The sidewalk connection to the north has been maintained. No changes will occur to the utility plans and the grading will only be adjusted to insure that the minor parking changes will move storm water correctly. The catalyst for the change in the plan is that Emma Krumbee has committed to be the restaurant tenant. We believe this full service restaurant will be a major addition to the Albertville area.
