Dear Chuck:
I reviewed the street and utility plan for Albert Villas 2nd Addition dated 06/29/00, and have the
following comments:
General Comments:
1) Include cover sheet and overall site plan sheet with the complete plan set.
2) Show extents of improvements along Jason Avenue (CSAH 18), including turn lanes and bypass
lanes as required by Wright County.
3) Label all storm sewer aprons on plans and show street barricades at all temporary turnarounds.
4) Annotate all structures with centerline station and offset.
5) Dimension distances between sanitary sewer and water main and lot lines.
Sheet 2:
1) Show 20 foot stub out of manhole #3 to northeast for future connection.
2) Extend 12 inch water main along lot line from Jason Avenue to 52nd Street.
3) Revise sanitary sewer alignment along Jason Avenue.
4) Raise all sanitary sewer inverts upstream from lift station 0.40 feet.
5) Add hydrant and gate valve at 165'+/- east of manhole #2 along Jason Avenue.
Sheet 3:
1) 12 inch water main along 52nd Street from manhole #4 to 51 st Court, not 8 inch water main.
2) Water main services should be on the upstream side of sanitary sewer services for Lots 2, 3, 4,
19, and 20.
Sheet 4:
1) Show water main size and depth of cover on profile view.
2) Show service information for Lot 16 and existing lot north of 52nd Street.
3) Locate water main on north side of centerline per city standards.
4) Relocate hydrants to north side of street.

5) Annotate centerline station and elevation for PVI between 0.50- and 0.75-percent tangents.

1) Annotate centerline station and elevation for PVI between 0.60- and 0.50-percent tangents.
2) Annotate proposed centerline station and elevation at east end of street.
3) Move storm sewer at Kahl Avenue and 51 st Street to south side of street.
4) Add set of catch basins at centerline station 4+ 15 +/-.
Sheet 11:
1) Move sidewalk to west side of street.
2) 12 inch storm sewer between catch basins 22 and 23 is too flat, must have velocity of 2.0 feet
per second at full flow condition on all storm sewer.
3) Detail and dimension intersection with Jason Avenue.
4) Revise profile to include 100' flat spot (0.50 percent maximum) at intersection with Jason
Avenue.
