The Planning Report dated March 9, 1999 regarding the above refarenre application
states that r>!o .information was provided regarding site signage_ 1'he applicant has
subsequently provided a signage plan, which is attached as i`xhibit A.
As noted in the Planning Report, shopping center uses are, aHwaed two free standing signs
• which are limited to 200 square #eet of sign area and 30 feet in height, The .proposed
"highway ID"' and "Entry" pylon .signs exceed the height prod area lin~titations far
freestanding signs. The Planning Cvmrnission may recommend and the City Council
apprgve a. variaslce from the sign code to allow the two pylon signs as proposed based
upon the follavving conditions:
{a} . That 'the conditions involved ore unique to the ,particular .parcel of land or ,use
involved.
{b} That the purpose of the variation is not based, exclusively upon a desire to ircrease
the value or income potential of the business involved.
{c } That the alleged difficulty or hardship is caused by this Ordinance and has riot been
crap#ed by any persons presently having and interest in the parcel,
(d} That the prvposedd vs~riatiori will not impair an adequate su.pply:of light.and air to
adjacent property, or substantially increase the congestion of the public streets, or
interfere with the function of the police and #ire depattrraents or the City.
