The following information is what was requested on November 18~' and what we have received to date. ^ A revised final plat must be submitted showing Lots 2, 3, and 4 8s outlots as is desired by the developer (reciprocal access easement agreement to be established in the future over the shared entrance driveway to serve there lots). This change has been made to the preliminary plat and site plan. We have not yet received a frnal p18t. ^ Site plan must show locations of all trashlrecycling containers and the means by which they will be screened. Given the 8'8" width of the trash containers, the 25 foot rear access drive does not al lowenough space forscreening while still allowing the passing of vehicles and use of employee parking spaces when a delivery truck is unloading. The access drive should be widened. The site plan does not show loCahons of trash/recyCling containers or the means by which they will be scrasened. This will affect the parking layout of the future expansion area on Lot 1. The parking arrangement for this future phase must be revised, although it may abut the required 20 foot easement. The City Engineer has stated that the trail width will be reduced to eight feet and the ten foot easement shown is sufficient. However, it should be nofed along Lot T fhat the drainage and utility easement is for future trail use. ^ The future expansion area on Lot 1 must also be revised to indicate better circulation for trucks to rear loading areas. Trucks should not share the main driveway into this portion of the development as they likely could not make some of the turns shown. It is suggested that the rear driveway of the future development be connected to the rear loading driveway behind the adjacent building to be constructed in phase one. A second outlet for trucks should be provided which does not require use of the main driveway. This issue has not been addressed. The site plan shows that trucks will be forced to shave the main driveway. ^ Detailed elevation drawings have not been submitted showing exact building heights, designs, and materials. The elevation drawings should also include signage details as appropriate (see following paragraph). • An exterior elevafrons and section plan has been submitted that shows building heights, designs, and materials. ^ A comprehensive signage plan is required. To date, we have only received pictures and examples of signage regulations from other developments. We need both written and graphic details regarding signage so that the building inspector Can easily reviewand approve sign requests when permits are requested. Anything that can be incorporated vn elevation drawings is beneficial. Otherwise, separate drawings will be needed showing sign types, locations, sizes, materials, colors, and mounting/constnaction techniques. The site plan must show the locations of any freestanding pylon, pole or monument signs. The building elevation drawings showgeneralsign size, location, and style; however specific details have not been received in written or graphic form. We do not have City Engineer comments on file; therefore, we cannot evaluate compliance with this request. !n additron, the landscape plan has not been revised to show a drive down the middle of the green space like the site plan shows.
