Pursuant to your letter, and to our recent telephone conversatians,l'm pleased to inform you that
Cohen Deveioplrzent Caxxxpany is prepared t,o offer Keewaydin thirty two (32) acres of
development land (the "property's within the indushital poitivn of our proposed 135 acre mixed
use development (the "Developzzaerlt") located immediately adjacent to Interstate 94, and US 19
iii Alberville, Minnesota, subject to tk~.e following terms and conditions:
The property sha11 be located within. khe $0 acre portion of the development identified. as
