Dear Mr. Gunnarson,
We have reviewed the street and utility plans prepared by Meyer-Rohlin, Inc. dated July 1, 2005.
Please be advised that these comments are based on the May 27, 2005 review letter and also
include additional comments. As requested, we have reviewed the grading, drainage, and erosion
control plans dated June 22, 2005. Based on our reviews we offer the following comments:
FINAL PLAT: (we have not received a revised plat, so comments are yer May 27`'')
The width of the right-of--way to be dedicated as 70th Street N.E. is incorrectly labeled as being
60 feet wide instead of 70 feet wide.
Adjacent plats and their names must be shown.
The plat must indicate the date of the Mud Lake's shoreline location, the water elevation on that
date and a benchmark.
The dimension for the boundary of Outlot C, from the right-of--way line of 70"` Street N.E. to the
most northerly corner of Outlot E is not shown.
Unless all plat monuments are going to be set prior to recording the plat, a statement of delayed
monument staking should be added to the Surveyor's Certification.
If monuments are in-place at the northwest and southeast corners of the plat, they should be
shown and labeled.
SHEEfi 2 of 13:
Revise street names to match the proposed names on the plat. Plat shows 67`~ Street NE not 69`n
Circle NE (no changes made from May 27`x).
Any and all revisions to the plan and profile sheets must be reflected on this master plan. (May

SHEET 3 of 13:
The service location for Lot 21, Block 6 is too close to the manhole. (May 27`h)
Revise the service location for Lot 19, Block 6 to avoid the hydrant. (May 27`h)
Clarify the watermain connection at Station 14+70 to show what exists and what is proposed. It
appears an 8" gate valve maybe proposed or might be existing. Label existing and proposed on

Hydrant # 9 should be shown perpendicular to the curb line.
Service locations for Lots 5, 6, and 7 of Block 6 must be clarified. Keep service lines away from

Add a note that Hydrant #12 and gate valve will be "built by others".
SHEET 4 of 13:
A note indicates the use of bale checks; these are not recommended due to probability of failure.
Please replace note with bioroll.

Hydrant # 18 should be shown perpendicular to the curb line.

Label the watermain location and fittings needed from Station 13+00 to Station 14+00. (May

Show MH 604 in the profile view. Per Sheet 4 the invert appears to be 2 feet higher than the

Add a gate valve box (tracer wire pedestal) for tracer wire access, midday between forcemain

It appears a few of the cul-de-sacs are proposed to include a street less than 28' back to back. We
need to discuss what width is appropriate. (May 27"')
The proposed Pedestrian Curb Ramp (Handicap Ramp Detail) must be in compliance with current
MNDOT/ADA Standards (Tnlncated Domes). (May 27"')

MISC. COMMENTS:
During final design, it will be necessary to modify the sanitary system to eliminate manholes at
high points with two outlet pipes. (May 27'h)
All watermain final design will require review on a per phase basis with final construction plans.
This includes valuing and hydrant spacing. For informational purposes, hydrant spacing will
generally be 300 feet and valuing will be required such that no more than 20 units will be
vulnerable to a single watermain break or shutdown. Final hydrant and valve s~acing and
locations shall be reviewed by the Fire Chief and Public Works Department. (May 27 )
Standard storm sewer castings are type R3067-V. A 15-foot transition between the proposed
surmountable curb and the CB casting is recommended as per City standards. (May 27~')
Add a note on the Detail Sheet that the City's most current details are to be used as what is shown
are not the most current; it would be strongly advised to obtain the most current details and
include all that aze pertinent on the Detail Sheet(s).
We did not have the Development Plan showing the driveway location but it is a City requirement
that no services or service trenches shall be located in the driveway. Add a note to the plans
covering this requirement.
An item not addressed with the plans is the Albertville Sump Pump Discharge Requirements (a
copy of which is in the City's Standard Detail Plates). As of June 29, 2004 it is the Developer's
responsibility to install anon-perforated draintile with tracer wire and T's for individual home
sump pump discharge lines to connect to. The current requirement specifies a minimum 6" pipe.
Experience has indicated that a larger SDR 35, or better, pipe should be used. This draintile pipe
must outlet to a water body or be connected to a storm sewer manhole. Please contact us if you
need clarification on this important requirement.
MISC. GRADING DRAINAGE EROSION CONTROL PLAN COMMENTS:
4" draintile is recommended behind the curb at CB low points extending 50' in each direction.
It appears from the grading plan that there may be a lack of cover for the last 20' of the pipe from
CB600 to FES F100 and from CB700 to FES G100. Please correct.
The street-width note on multiple sheets indicates 13' F-F. Please correct.
The pipe from CB606 to CB605 and from CB605 to CB604 is undersized per the hydraulic
calculations provided. The pipe should be 15" at 0.50%.
The pipe from CB 604 to CB 603 does not meet capacity requirements; should be at a minimum
of 0.80% as per calculations.
The 24" pipe from CB 405 to the FES is steep and could potentially cause erosion problems. It is
recommended the pipe be flattened to 0.50%, which appears to still pass the design flow per the
calculations.
It is recommended that the equalization pipe between Wetland 15 and Pond E be upsized to a
minimum of 12" diameter to reduce the likelihood of clogging.

The riprap quantity for FES D100 appears light; recommend minimum of 8.5 CY as per MNDOT
plate.
It is recommended that the riprap overflow swale detail indicate riprap continued up side slope
minimum 0.5' to aid in preventing erosion around the riprap/side slope interface.
Inlet protection details should be provided for the pre- and post-pavement condition. Also, a note
and/or location information should be provided in the plan.
The SOB seed mix specified in the plan has been phased out; mix is now 250.
This concludes our second review of the materials submitted and dated June 22 and July 1, 2005
for the proposed Hunter's Pass Estates Development. We will be available to discuss the items
