Guuuarsozz Minnesota Development Agency 201 West 7`h St. PO Box 1166 Monticello, MN 55362 Memo: Architectural Guidelines (revised 6/2/05) Hunters Pass Estates Overview: This is general description of the characteristics of homes to be built in Hunters Pass Estates. The protective covenants for the PUD will be designed with two main goals in mind. First, that the common elements, including landscaping, are maintained and updated to provide the neighborhood with a consistent upscale streetscape. Secondly, the covenants are to make sure that the neighborhood homes exhibit greater than or equal to architectural merit than those found in other surrounding neighborhoods. A special effort will be made to ensure diversity of style and materials. Architectural Guidelines: The following guidelines should be followed by homes in the PUD. Exceptions for details, roof pitches, materials, etc. will be made to accommodate architectural continuity. 1. No vinyl or steel siding on all street side of homes, including both sides of a corner lot. 2. Architectural roofing on all roofs, suggested Timberline 30 or equivalent. 3. Homes should have significant brick or stone on the exterior. Homes with less than 25% brick or stone will need additional exterior detailing. 4. Roofs must have multiple planes and pitches to attract visual interest. 5. Garages must have a minimum of 600 square feet. Garages should be de-emphasized on the elevations. 6. Windows, doors, and other elements should have architectural trim. 7. All homes will submit a landscaping plan with home plans to be reviewed and approved. Yards shall be sodded or seeded as soon as possible. If landscaping plan includes seed, plans for imgation should be included. All Plans must include foundation plantings, at least one shade tree and at least one decorative tree, both at 2" minimum caliper. 8. Homes shall be of significant size, depending on dimensions of lot. Ramblers, Split Foyers, Split Levels (3 or 4 levels) shall have 1300 finished square feet finished (excluding garage) above grade level.
