.Re: R~$p()nse to6Ullding Offidal'S C()I'hments on the Tall Walloesign ~ar
Atldutron Model- oeslgner Collection at Hunters Pass, Albertville, MN
MMV Project No. 07107
Mr,Lealham:
This letter replaO$$ our orlg'inalJetter written MarCh 6th and 11$ Amendment datad MarChSth Within; we
10tendto addressaJl of the bWldingoftlClal's comments regarding the m.odal home designs at the above
referenCad location, An item ized list of our responses to Mr. Jon SLJ1herlantfs comments i$ presented belOW.
Please' note' that our numbers correlate With Mr,SUthertand's commants.,
1. ExposureC Wind Loading: .our design takes into account the designation "~sure Category C"
for the' oomponen:tsand oJadqlng WInd It:>ads as determ inad bY the 16CSlmptlfiad M~thOd.&Jf
determining wind pre$$ures. Acoordin.gto the document refar~ncad by the IBC, A$C:1g (.~
MinImum Design Loads for B.ujldlnga.ndo.ther~tructures. ~sure C is desorlbed by the language
"Iat open grassland wIth scattered obstruettonShavll"lg heights generally less thanaO feet," The
commentary section of the ASCE7-9a also &xhiblts phoiographsoftypioal Exposure 0 situations,
After .reViewin~ the pho.tographs of the surroundIng terrain sent by Mr. Sutherland, it Is Ol.!r opinion
that ths use,.ofExposureC fsapprQpriate for this site. As already mentIoned by Mr.Sutllerland. the
l;.Iseof ExposweC should be considered on a slt~. speCific basis,
2.eable End Truss BraCing: Both our elevatiooS3 and detail $4 ShoW the gable end bracing requ.lrad
at the double top plate of the two-story waifs. Gable' braclngsimifar to this Shall alsO be used at a
~pacing eqQaltQ ~O,fi. at the gabfe end trusses of slmifarone.story wafls.
3. Gypsum 60ardConneotionto Top P1ate~ Our gable end bracing details dlsousssed ,in Item 2 do not
t:lSe the gypsum boardeelling to oounteraotout of plane wind loads on exterlQr walls. The gypsu.m1
olip the oontractor Is proposing Is aeoeptable.
King $Iud: Concentrated Loads on Top Plate at WindOW Locations; This condition has been
addressed in our deslgn, The ,king $luds will have a hIgher out. of plane load on them relative to the
typical wall studs~ Thlsihigher loading 1$ transferred int() the single or double top plate through face
nailing speotfied in our sketch S1. The top plate is then r~strainad by eltherthe ro()f trusses bearing
on the top plate (in bearing wall oonditions)or gable end bracing (1m non~beating wail conditions).
The top plate Is fully restrained from out otplane movement by these elements and does notreq,Uire
a. "horIzontal beam" analysiS,
5. Uplift on Gable End with the Use otFoamSheathing,: We have addressed this issue by specifying
~" OSS structural Panels for aU~xter.ior walts. This structural sheathing attached to the studs and
top plate, with thepresonptlve na.il.lngrequlrements of the ~RC. completes the load path for truss
uplift to the wall diaphragm. The contractor Should install appropriate siUplate to foundation wan
connectorll to comp1&te the load ,path to the foundation.
e. Additional Uplift Connectors at Girder Trusses: The truss manUfaeturer should ~valuate whether or
not the Simpson Hal hurl'lcane anchOrS speBifled at the non"girdertrusses are adequate for the
upliftforoesatgirder trusses. This is something their designers shO!;lld be able to address. The
tn.lss manufacturer shoUld use Exposure C wind loads intheit,upIlft analysis. PleasehOte that IFtC
TableRa02.11maV be USed fornOn-gil'dar trusses, but It may not be used for girder tn.lsses given
thairhfgher tributary area.
As described above. the truss to top plate connection Is the r&$ponslbD.ityof th:etru$$ suppller. We
ar~ ptQVidlng the top plate to stlJdconneotion detall to complete the load path from the truss to top
plate to walt sheathing, Please refer to detaIl $5 for this Information,
7. RevIew Audubon 0 Truss IDR1 OA Hinge COndition at SlnSle Top Plate: This truss is a gable8nd
truss found above the garage thatslts on topm a single top plate stud wall. This hinge conditIon
shall be addressed with braoing similar to the other gable end trusses in thebuUd:ing, See l1em 4#2-
above for fUrther informatIOn regarding tbis braolnQ.
Our design assumes the use of dimensional lumber graded SPF No.20r bettarand UseS Simpson brand
eonnect1ol'ls where they are requIred. USP or similar brands maybe substiwlad as appropriate.
The uSe m single top plates on one.story walls IsaoeeptSlble If the. following conneotiOl'tdefails are used' in
order to ensl.Ire: top plate eontinuity:atl Interseetionsof two top plates ata 00 deg~ af1Qle (corners ()f stud
walls) shall be connected with a Simpson TP49Tle Plate with an 8d common:nalJ in each hole, all bvtt
splices of two top plates shall be connected with a$lmpson TP49 Tie Plate W.iihan SQ common rraU in eaCh
hole, atl sp.tioesmust be loea:ted directly above a stUd. If they are not, ,appropriate 2x 6 stUd to .$tud.blOOklng
shali be installed to suppOrtthespUee.
Theslngfe toP platesar8 not able to support truss or gIrder loads 'Unlesstheey are aligned With the wall studs.
The following additional ~qU1rem~nl$ shOUld be followed; all girder trUSSes Shall bear directly above their
spec.ified stud posts, allnon.glrder 'trusses shall bear within 2~ of a stud,
In addll.ionto these oomments, the bUDding OffiOial l'aOom.rhendS thatthecontraotorfoflow the requirem.ents
OfBCSI1.03 forrecommetJdation on the instaJIatlon ()f permanent and temporary trus; bracing. This
dooument is now commonly used as the COntrol Q().CUmenUor the installation and ~(ectlon of pt&-
manwfactured wood trusses. The contractor shOUld ooordinate the procedures within with their truss supplier
to ansureaU approprIate bracing is installed. . .
Ifanyuousual conditlOl'tsor questions artse during the Installation of thaH items, it is the responsibility of the
contractor to contaot the $trueturalengineertor further gUidance. Tht$struetural framing Wasdesignad in
