Alan,
Dominium Development sent over the attached layout for the Karston Cove property in hopes that the Council might
reconsider this use. I see they are increasing the density from 29 to 34 units. What are your thoughts? I have advised
them of the position of the Council. I believe they might want to approach the Council with a request if staff is okay with
the layout. Please take a look at the layout and give me some feedback.

Larry,
Thanks for speaking with me yesterday regarding the potential opportunity to develop a rental townhome
development in the City of Albertville.
Attached are the following items for consideration:
1)Preliminary site plan that shows how the townhomes could possibly lay out on the site with 34 units.
2)Photos of the most current Dominium development in Albertville – Albertville Meadows Townhomes.
We would be working with the same Architect (BKV) on this development and the building

materials would be equal or better than those used on Albertville Meadows Townhomes.

3)You mentioned that there had been concern about the feel of the existing townhome developments –
in that “it seems a little tight”. I have also attached the final site plan for existing development for
comparison purposes.
The proposed site plan has a more open feel; this is especially true with the wetlands that exist

on and behind the site as well as the large community park to the west.
Please let me know if you have any questions or require additional information to start having preliminary
discussions internally about this opportunity.
