MARQUETTE Right of Way Agent (763)682-7386 We have reviewed the preliminary plat for the above mentioned development, as submitted by S.E.H., Inc. We have reviewed the preliminary plat with regard to access/right-of-way issues for County State Aid Highway 19 only. Aspects of internal drainage, street improvements, and grading internal to the development should be reviewed by the City Engineer for conformance to city standards. We offer the following comments. 1) The proposed right-of-way of 66 feet wide for the platted area on the west side of CSAH 19 is adequate for the widening/turnlanes needed. However, additional right-of-way is required beyond the limits of the plat (to the north, south, and east side of CSAH 19) to accommodate the widening improvements on CSAH l~. The City must agree to purchase the additionai right-of--way needed (to the north, south and on the east side of CSAH 19, 66 ft wide), prior to permits being issued for access to CSAH 19. 2) The proposed access location meets the County's spacing guidelines and any future access on the east side of CSAH 19 will be required to line up directly across from NW Commercial Park Road. Aright turn and dedicated left turn lane will be required to be constructed along CSAH 19, with raised medians, for the proposed commercial access. The completed access permit and fee should be sent to Bruce Leinonen, Permit Technician, of our office. 3) Any utility work within the CSAH 19 right-of-way will require a utility permit. A completed utility permit. & fee, if needed, should be sent to Bruce Leinonen, Permit Technician, of our office.
