Proposal
Our intent is to develop a 280 acre site into 350 single family home sites with 100
townhome sites, wrapped around a 18 hole par 72 championship golf course. The
sport of golf continues to grow in popularity throughout the United States. The
state of Minnesota shares in this growth as witnessed by numerous developments
of new courses in recent years. (ie: Wedgewood, Bear Path, The Wilds, etc.).
We believe Cedar Creek at Parkside would be the draw of the community with a
mix of housing surrounding it making it the envy of surrounding communities.
Our intent would be to create executive homes on the course and less expensive
off the course. The course would give the openness needed for the neighborhood.
Size
Entire parcel 280 acres
140 acres Albertville
80 acres Otsego
60 acres Frankfort Township
Annexation
Our intent is to continue with the annexation on the Otsego portion, the 60 acre
Frankfort portion we would ask for annexation after the 1996 moritorium has
lapsed.
In both cases we would seek the legal actions necessary with the councils
resolution in favor of the annexations.
Zonin!!
We would ask the parcel to be rezoned to Planned Urban Development. This
would give the flexibility to incorporate the golf course, the multiple, the smaller
lot sizes, and over all lot layouts. An overall concept plan would need to be
approved on the entire 280 acres subject to the annexation proceedings.
Sewer and Water
Sewer would be serviced from the trunk just east of County Road #19. Water is
along County Road #19 currently.
Golf Course
Our intent is to design a 18 hole, par 72 golf course. The course would be
designed by a professional golf course consultant. We would build a club house
and a pro-shop on the west side. This would give a panoramic view of the entire
course. We would utilize the rolling terraine keeping the houses on the higher,
and the course in the valley's. The golf course would be viewed as a commercial
operation. The tax base for just the course should be in excess of 25,000 annually
plus all the homes. Hopefully this could be the drawing card for future
commercial businesses.
pun Conceot
Approval of a Planned Urban Development (PUD) will give the city the reason to
allow multiple, smaller lots, larger lots, and a golf course within the same district.
We would need to generate higher density and smaller lots near County Road # 19
so executive style homes could be on the course and yet make the site work. Our
idea was to have a approved concept plan on the entire 280 acres with the lot sizes
as listed below.
