City Administrator City of Albertville Re: Review of Preliminary Plat of "ALBERTVILLE CROSSINO" DearLind~ We would like to take this opportunity to address some of the comments of Alan Brhdus and Brad Digre of Northwest Associated Consultants. We agree with most of the items mentioned with the followinS comments. We go along with adjusting the Multi-Family Zoning to R-4 but feel that all issues will be addressed at the Planned Unit Development Site Plan Review. All specific issues will be reviewed closely by staff. consultants. Planning Commission, and Council. Knowing the parameters of the R-4 Zonina allows us to be more precise in our Site Plan and all its ingredients. We will be able to work with the townhome builder whh a specifIC design to meet all criteria for the R-4 Zone and spend the time and money for all the drawinas necessary for an exact site plan review for the city. The P.U.D.lC.U.P. Site Plan is the instrument for detailed review of proposed townhoInes that will be OWJlClr occupied. We do not feel a neighborhood park is needed at the location mentioned. A large City Park is being added to with the addition of the "Fire Station" property purchased from the Marx Family. We are not opposed to park trails in the development if they are located strategically for pedestrian traffic flow and designed so we cia not lose single family lots. A park trail does not break up a vehicular block length. It only breaks up lot and block numbering on paper. We do not believe a street connection is needed between Landers and Lachman Avenues. Traffic will flow adequately to the north to 57TH Street which will be an 80ft risht.of-way collector street. The existini development to the south addresses its own east-west traffic flow.
