Dear Deborah:
The attached revised Site submittal documents reflect changes we have made to the design. These changes have
been mode in response to the Gity's concerns regarding site line .issues at the convenience store, the addition of a
layout for Lot 2, and a colored rendering of the convenience store indicating materials intended for use in its
construction.
1. Site Line issues - My engineers, IZLK Kuusisto, Ltd. have had their traffic engineer review the design and has
developed additional documentation. This takes the form of site sections and plans, which indicate that the
sight lines as designed, are workable according to accepted MNDOT standards of design. They have been in
contact with Peter Gar#son during this process:
2. Layout for Lot 2 - A fast food franchise has expressed interest in Lot 2 as a location for a new facility. The
revised site plan shows a 3600 SF building, which is the standard footprint for the particular facility, in
question. The parking layout provides spaces for 79 cars which meets the zoning parking requirements under
section 1200.9 (I) of the Albertville ordinance. This is based on the assumption that the split between
dining/service and kitchen/storage is approximately 50/70. This was achieved by one, relocating or burying
the existing power line running across Lot 2, and fivo, reducing the number of pumps at the convenience store
to flue and aligning them in a single row thus grarrting additional area to Lot 2. No variances are required in
this layout as stipulated by the City.
5. A colored rendering of the front elevation has been generated as requested. The building materials and color
scheme follow the building of the remaining 3 sides. Actual material samples are being collected and will be
delivered to the Gity ASAP. Collecting the actual samples has proved to be more time consuming than
originally thought.
