DesGrlption of Requests:
1. Site and Building Plan Review: The appNcant requests that the city of Aiberlville review the
accompanying preliminary design drawings and documents for conformance to Albertville's
current Zoning Code and Standards and subsequently grant approval to proceed with the
project as designed through the city's published review process.
2. Preliminary Plat: The applicant requests that the preliminary plat far the land in .question
being presented for review at this time be approved, thus allowing a final plat to be
.subsequently submitted to the Gity and Wright County. The Plat is proposing that two dots
be created from the current singular piece,
3. Conditional Use Permit;
Reasons why requests should bedranted:
1. Site and Building lean Review: It is the applicant's belief that as far as can be determined all
applicable sections and subsections of Alberh~ille's current Zoning and l.dnd Use criteria
have been complied with in the design of the. proposed project. If this is deemed by the Gity
to be so, then approval should foNow by reason of that Gompfiance. if not, the applicant arks

what criteria are not fully met and will seek to revue the proposed design to bring it into
.fuller compliance and thus being atcarded approval.
~. Preliminary i~at: The reasons for this item are much the same as stated above in item
number one.
3. Conditional Use Permit: A conditional use permit means that the use is permitted, but with
conditions. The design has met the conditions stated in the Zoning Ordinance for setback,
car stacking, and signage, etc.; (the car wash has. no signage other than the ENTi?Y and
EXfT signs above the overhead doors. The applicant is open to other unstated conditions,
which the City may deem in the. best interest of the community to overlay an .the process.
We request approval or'this use assuming the stated and potential unstated conditions are
met.
