Park View Place and Park View Place Second Addition Final Plats

Pursuant to your phone call, our office has reviewed the files for the above referenced
matters. Marley Glines was contacted to provide our office with a copy of the final plat
for both Park View Place and Park View Place Second Additions, Mr. Glines faxed
reduced copies of the final plat maps to our office. From a review of the fax documents,
it appears that the final plat maps are consistent with the approved preliminary plat.
However, our files do not contain sufficient informaiton to determine if all of the
requirements of the preliminary plat have been satisfied, Based on the information
available, the following conditions of approval should be identified for each of the final
plat applications:
Park View Place Final Plat:
1. Outlot I should be dedicated to the Public (for future trail connection between
Lambert Street and Lachman Avenue).
2. Outlot A should be dedicated to the Public (for storm water management purposes).
3, Payment of required park dedication fees.
4. A sidewalk should be provided along Lachman Avenue and the service road,
5. All utility lines should be buried.
6. A landscape berm should be provided at the rear of Lot 1, Block 3,
7, A complete set of final plat plans (full size and one set reduced to 11" x 17") should

be submitted to the City, NAC, and S.E.H,
Park View Place Second Addition Final Plat:
1. Floor plans (full size and 11" x 17" reductions) for the units in Block 2, and any other
units which were revised due to the change in the number and type of units within
the development (from 32 to 28) should be submitted to the City and NAC.
2, Detailed plans specifying the style, height, strength, wattage and distribution of
exterior lights proposed on the property and exterior of the buildings shall be
submitted to NAC,

3. A revised landscape plan should be submitted to NAC for review showing the
addition of 5 deciduous or evergreen trees within common areas, a better screen
along 57th Street, and smaller shrub varieties more appropriate for placement near
the building entries and walkways,
4. A complete set of final plat plans (full size and one set reduced to 11" x 17") should
be submitted to the City, NAC, and S,E.H.
As you may be aware, the preliminary plat was approved while Liz Stockman was the
Consultant Planner for this project. As such, my knowledge of this matter is limited to
the information contained within the files at our office. Marcus contacted me in August
requesting a memo to outline information to be addressed as part of the development
agreement for Park View Place 2nd Addition, A copy of the memo dated 8-12-99 is
attached for your reference,
