The purpose of this memo is to advise you that the City of Albertville Planning
Commission will hold a public hearing in the City Council Chambers located at City Hall,
5975 Main Avenue NE on: Wednesday, September 13,2000 at or about 7:00 p.m.

SUBJECT SITE:
The subject site is located in the southwest corner of the City of
Albertville, south of CSAH 18 and west of Swamp Lake. (See
attached Site Location Map for reference to the subject site
location).
LEGAL
DESCRIPTION:
That part of the North Half of the Northwest Quarter lying southerly
of County Ditch and Lot 1, all in Section 11 , Township 120, Range
24, Wright County, Minnesota.
And
The South 10 rods (165.00 feet) of the South Half of the Southeast
Quarter and that part of the East Half of the Southeast Quarter of

the Southwest Quarter, all in Section 2, township 120, Range 24,
Wright County, Minnesota.
REQUEST:
The following application approvals are requested to develop the project known as
"Albert Villas 4h Addition":
· Amend the Albertville Comprehensive Plan to change the land use of the subject site
from Agricultural/Rural to Low Density Residential.
· Rezone the subject site from A-1, Agricultural Rural to R-1A, Low Density
Residential.
· Shoreland PUD to allow the platting of lots based upon Shoreland Tier standards as
opposed to the 40,000 lakeshore and 20,000 non-Iakeshore standards for lands
located within 1,000 feet of a Natural Environment lake (Swamp Lake).
· A Conditional Use Permit to allow the site to be developed as a Planned Unit
Development.
· PUD to allow flexibility to lot width and area standards to plat the lots as shown on
the attached maps.
· Preliminary Plat to subdivide the 99.11 acre site into 159 single family lots, parks
and trails as indicated on the attached drawings.
If you are interested in this issue, you should attend the public hearing. In order to
appraise the Planning Commission and applicant of any comments or suggestions you
may have pertaining to the aforementioned matter, please submit a letter to our office
prior to September 6, 2000. The Planning Commission will accept oral and/or written
