The site is zoned B-2 Limited Business District. The district does not list auto repair as an allowed use, as such it would
not be permitted.
To allow the use the site would need to be rezoned or the B-2 district would need to be amended to allow the auto repair
land use. Past Councils were concerned with the number and location of service stations within the community, as such
the zoning was setup to allow auto repair in its B-3, B-4 and B-W districts. Prior to applying for the application, I would
recommend that Tom, send in a letter of inquiry asking if the Council would be open to an auto service/repair business in
this B-2 district. This way we can get some council direction before he invests in more detailed plans and applications.

Tom is considering the financial viability of constructing the attached sketch of a mixed use building (Auto Repair and
Hair Salon) in the Shops of Prairie Run Development.
Al, I did not find auto repair as an approved or conditional use in this zoning district of B-2. Please respond to Adam,
Tom and I with your interpretation and advice.
