The following our are comments: General 1. The plans and plat shall be submitted to the Wright County Highway Department for review and approval. 2. The Developer will be responsible for all construction permits required for the improvements (storm water, water, etc.). 3. No construction and/or grading activity shall take place on adjacent properties without permission and/or easement from the respective property owners. 4. Developer's engineer shall sign final plans. 5. Include benchmark description on plans. Sanitary Sewer and Watermain 6. 8-inch watermain or two (2) 6-inch mains shall be extended to the southern limits of the parcel to provide service to the adjacent parcel to the south (City to discuss with Developer's engineer). 7. Hydrant shall be added between proposed pond and parking lot. 8. All sanitary sewer service pipe and fittings shall be SDR 26. 9. The minimum grade on the sewer services shall be 1-inch per 4-feet (approx. 2%). 10. The water service riser through the floor of the proposed structure shall be DIP. If the building will have sprinkling type fire protection, separate water shutoffs and services for the fire line and for the domestic line will be required, as well as, easement over services and their shutoffs. 12. An easement over all watermain and water shutoffs shall be provided (20-feet in width). 13. Hydrant spacing and water supply shall meet the requirements of the latest version of the Minnesota State Fire Code and that of Albertville's Fire Chief (Futrell Fire review). 14. All water service pipe shall be PVC C9000 and fittings shall be epoxy coated. 15. 8-gauge solid coated copper tracer wire shall be installed along watermain and surface through all gate valves and attached to the bottom flange of all hydrants (note on plans). 16. A gate valve shall be added to the connection of each water service stub. 17. Gate valve adaptors for valve boxes and nut extensions shall be required and noted on plans. 18. It is recommended that the water and sewer services for lot 2 be extended prior to the installation of the storm sewer between ponds 1 and 2. Grading, Drainage and Erosion Control 19. Proposed drainage calculations and pre- and post-development drainage area maps, that include pre- and post-development impervious calculations, shall be submitted for review and approval. 20. A stabilized emergency overflow for the ponds shall be designed and incorporated into the plan. 21. The grade between the existing bituminous trail along CSAH 19 and the back of the proposed curb shall not exceed a 4:1 slope. 22. Developer shall submit a copy of storm water permit application and permit to City.. 23. A drainage and utility easement over the ponds shall be provided and recorded. 24. Plans show storm sewer heading north out of CBMH-2, please explain. 25. Drop-in style inlet protection shall be installed in all catch basins and maintained as required, until all turf has been established (revise inlet protection detail). 26. Silt fence will be require on the high water contour of both ponds until turf is established. Streets and Boulevards 27. Concrete valley gutter shall be provided at both entrances. 28. All sidewalks and pedestrian ramps shall meet the requirements of ADA. 29. All green areas shall be restored with a minimum of 4-inches of topsoil. 30. Signing and striping of the parking lot shall be in accordance with the latest edition of the MMUTCD and as required by fire regulations. Please let me know if you have any questions. 69
