WARRANTY DEED
FOR VALUABLE CONSIDERATION, the City of Albertville, a municipal corporation under
the laws of the State of Minnesota, Grantor, hereby convey(s) and warrant(s) to Fieldstone
Family Homes, Inc. a Minnesota Corporation, Grantee, real property in Wright County,
Minnesota, described as follows:
Lot 8, Block 2, Prairie Run, Wright County, Minnesota
together with all hereditaments and appurtenances belonging thereto, subject to the following
exceptions: None.
This deed is subject to the following restrictions in favor of the City of Albertville:
a.Grantor reserves a drainage and utility easement in favor of the City of
Albertville extending an additional 10 feet to the east of the existing drainage and utility
easement located on the west side of Lot 8, Block 2, Prairie Run, said existing easement
being that easement shown adjacent to and east of the west lot line of said Lot 8, Block 2
as depicted on the plat of Prairie Run.
b.The lowest floor elevation and lowest opening elevation of any building
constructed on said Lot 8, Block 2 shall be no lower than the following: 949 feet above
sea level for the lowest floor elevation and 953.5 feet above sea level for the lowest
opening elevation.
c.The finished grade for said Lot 8, Block 2 shall be constructed and
maintained in accordance with the grading plan attached hereto as Exhibit A.
