We are in agre+mem tJwt the plans have been designed and submitted with more dw enough separation regarding opening restrictions However, in Center Oaks 0 wee have been using an overly restrictive elevation for both openings and basements. A review of the ditch cicanout and pond elevations built shows that a ditch normal of 945 e-usts at a ;ugh point at the culvert invert from Karsten Avenue. The normal elevation for the water quality pond is 945.35. If we use 2' above the NWL for basements we will have a low elevation of 947,35, This new elevation is 5 feet below the 952 1 we had been using,. Restrictions to openings could be 2' above the MYL or 949, 5 a difference of 1.6 feet to the closest graded opening on lots 6-8 of Block 2. Over most of the golf frontage lots, we would be able to sell a full basement lookout now, provide Borne additional grading and still have more than enough safety to structure openings. We will request Meyer Roblin to amend the plans and forward a copy to you, Kevin Mealhouse, and Braun as an approved amendment for future permits. The criteria to examine lots that Meyer Roblin will use an as follows: Basements restricted by water table or, in the clay without water table readings, unrestricted, In areas such as where a ditch occurs, use 2' above the NW1., created by the ditch as a guide. Openings into the structure will be restricted to 2' above the 100 year storm or 1 foot above back to back 100 year storms whichever is less, The back to back 100- year storm criteria will govern any area of trapped drainage from an emergency overflow such as Karston Avcnuc and for golf course at hole 03. Since scveral of the exit storm sewer pipes are 30" and greater, we agree the likaaood of flooding is lessened. These clarifications will allow several of the lots currently built to change from restricted split entry lots to full basement ramblers and SEWO designations to full basement lookouts or 4-level splits. We appreciate the clarifications, as it will allow for a greater chance for mere rapid sales to homebuilders.
