Plat Grading
Dear Larry:
In regards to the above referenced matter, a few problems have
resulted from the construction that has taken place.
A. A blockage of the drainage has resulted in Lots 1020 and 3 of
Block 2. A drainage easement is recorded on the plat for
drainage of this low area. Two alternatives are available
for the drainage of this area:
1. Installation of storm sewer from Second Avenue south
along Oak Street and thence westerly to the common
intersection point of lots 1, 2 and 3 of Block 2.
This storm sewer would outfall to the drainage
easement between Lots 3 and 4 of Block 1.
2. keconstructing the drainage way between the fore
mentioned low area and the drainage easement between
Lots 3 and 4 of Block 1. There is approximately
1.9 feet of grade separation between these two points
which is quite adequate for providing positive drainage.
The drainage provided prior to construction was accomplished
via alternative 2 and without immediate plans of development
is obviously the mose economical. The storm sewer mentioned
is alternative 1 will need to be installed eventually, but
may dia estlansdofnee�development�. with utilities upon more

B. quite a bit of unnecessary disturbance along boulevards
has been noted on Fourth Avenue South (55th Street)
and Main Avenue. Concrete curb and gutter and sidewalk
has been busted up as well as improper restoration of
boulevards. Repairs must be made to these areas.
C. The City Council is becoming quite disturbed by the
mud and gravel being tracked abbut-.the city by unauthorized
vehicles digg up the streets within the plat.
The council eels it would be beneficial to all parties
+involved if the streets were barricaded, thus providing
access only to yourself and prospective investors.
D. The silo within the plat should be removed as previously
agreed upon.
The City Council is quite concerned about the above matters Larry
and immediate action would be appreciated.
