Findings of BMI: / :_:i 1. The 100-year flood elevation for the plat has been determined by BMI to be 950.9. 2. Per the r inance the lowest floor elevation abutting a wetland would be 953.9. 3. Per the<�rdinanc the lowest floor elevation abutting a pond would be 951.9. 4. The existing cul-de-sac elevation is 949.5. 5. Hedlund originaliy calculated the 100-year flood elevation to be around 948. ,�,.�� ��✓}�J-� 6. The 2003 flood elevation was somewhere between ^"' ` `� "�'' Z� � qsi � �+ss Staff Consensus Recommendations: 1. For all vacant lots north of 51 st Street which abut wetlands or ponds, the lowest floor elevation would be 953.5. 2. For existing homes without COs, lowest opening cannot be lower than 953.5, except Lot 7, Block 2 which can stay as is. 3. Lots 8 and 9, Block 2 would need to be slab homes at an elevation of at least 953.5. 4. The Developer wouid need to provide a modified drainage plan for approval by the City. 5. The City Engineer will evaluate the modified drainage plan as to the homes south of 51st Street. 6. We are proposing to modify the PUD to provide for these elevations. 7.
