1993-01-01 Westwind Pud SpecificationsI . -` _ _ _:.. :.:_ < _. t � • /� `f � ' � � WESTWIND PUD SPECIFICATIONS The purpose of this document, entered into between the City of Albertville ( "City" ) and John George, Inc. ( "Developer") , is to memorialize certain specifications for the Westwind Planned Unit Development ("PUD" ) that had been agreed upon between the Developer and City at the time of the approval of the PUD. These specifications shall apply to all phases of the Westwind Development within the PUD. 1 . No residential lot within the Westwind PUD shall have a lot size less than 9 ,000 square feet. 2 . Setback lines shall be as follows: a. 25 foot front yard setback; b. 10 foot side yard setback, except that the side yard set back shall. be 5 feet on the garage side; c . 20 foot setback from the rear property line. 3 . All utilities , including telephone, electricity, gas, and telecable shall be installed underground . 4 . No single family dwelling shall have a floor area less than 960 square feet above ground . 5 . The Developer shall be allowed to post an advertising billboard within the Ydestwind PUD advertising the Westwind Development. Posting of this billboard shall be subject to the review of the City Council after January l , 1993 .
