Ladies and Gentlemen:
At your request we have examined title to the following
described property to wit:
Lot 1, of Lot "A" of the Northeast Quarter of the Northwest
Quarter of Section 1, in Township 120 of Range 24, according
to the plat of record in the office of the Register of Deeds,
of Wright County, Minnesota, in Book No. 2 of Plats at page
32,
from the Abstract of Title submitted to us containing 31 entries
and last certified by the Campbell Abstract Company under the
date of June 11, 1982 at 8 :00 a.m.
From such examination we are of the opinion that on said
date title of record was vested in the following:
Delores Beaudry, La Verne Beaudry and Douglas Dick,
subject to the following:
l. The marital status of Delores Beaudry, La Verne Beaudry
and Douglas Dick. The conveyance does not indicate that status
and spouses of the foregoing should join in any conveyance.
2. The life estate interest of Martha A. Dick. The document
dated March 11, 1972, recorded March 13, 1972 in Book 245 of
Deeds, pages 33-34, File No. 273643, conveying to Delores Beaudry,
La Verne Beaudry and Douglas Dick, makes the following reservation:
"Grantors herein hereby reserve a life estate in the above desc.

either . " B. L. Dick and Martha A. Dick (a/k/a M. A. Dick) were
grantors in that document. Subsequently an Affidavit of Survivor-
ship and death certificate were filed regarding B. L. Dick.
Therefore, Martha A. Dick has reserved a life estate in the premises,
and Martha A. Dick (a/k/a M. A. Dick) must join in any conveyance.
In the event that Martha A. Dick has remarried, her spouse also
must join in any conveyance.
3. Taxes due and payable in the year 1982 in the amount
of $21.52. First half of the taxes are paid and second half are
not paid. Taxes are assessed as No. 101-500-012109. It appears
that taxes due and payable in 1981 and prior years are paid.
Taxes are assessed as Green Acres.
This title opinion is also made subject to the items on the
attached printed cover .
