This letter is to request that you please put JMJ Properties on the agenda for the
City Council meeting on January 18, 2000 with regard to tenant signage.
Currently, the Developer's Agreement refers to the "storefront" signage only.
However, per the plans there are areas on the side and rear of the buildings that
we (tenants) would like to utilize since it would add exposure and aesthetics to
the mall. I am sure you would concur this is part of all shopping center
development.
Specifically speaking, the side signage would only be reserved for those tenants
leasing the end spaces (i.e. Polo, Nike, Gap, Eddie Bauer) and no one else.
Originally, it was proposed that there would be a conglomeration of tenants that
could benefit from "side" signage. However, we felt it would not be very pleasing
to the eye and that it would look more classy and clean with just the name of the
end wall tenant occupying the space. Rear signage would only be reserved for
those tenants on the west leg of Building A and the east leg of Building B with
the signage being directly behind the space. At present, Polo Ralph Lauren is
the only tenant expressing interest. However, I would still like to seek an
amendment for these areas. Again, it is something seen in all developments.
As you know by working on this project, many changes can occur. We felt that
with our tower elements being the architectural focal point of the mall, it would be
a dynamic place to put a tenant's logo (i.e. Nike swoosh, Polo horse, Tommy
Hilfiger flag). It would certainly be a tremendous asset to our tenants, as well as
"finishing off' what would otherwise be something very plain and would look
unfinished if you will.
