Re: City of Albertville; Outlets at Albertville Proposed Lot Split.
Dear Mr. Knowlton:
It is my understanding that your client is seeking to split the second phase of the
outlet mall (containing the approximately 60,000 square foot building currently under
construction) from the rest of Lot 1, Block 1 resulting in the creation of a new lot
containing only the new building and its parking lot. I have spoken to Cindy Sherman,
the City's planner regarding how this might be accomplished. She believes that this
request will likely qualify for an administrative lot split, which allows the Zoning
Administrator, in his discretion, to process the lot split administratively, thus avoiding the
full platting process otherwise required.
Ms. Sherman suggests that your client submit to the City an application (Linda
Goeb at the City can provide a faxed blank application) with a survey of the lot to be
split, a legal description for the lot, the deed to be recorded and a brief narrative
indicating why the lot split is being requested. The Zoning Administrator will then make
a determination as to whether the lot split can be administratively approved.
