Good morning - all parties please read through entire email.
After review of the various emails on these particular transactions- below find the documents we are
anticipating to receive along with recording order and amount due. Attached are documents that
Michael Couri drafted that need to be executed by Sentry Bank, CDH, and HSB respective to their
plats. I have also included invoices for recording and TCA fees.
When we have received all of the original documents listed below, along with the necessary closing
funds from each party, we will promptly proceed to Wright County to begin the filing process.
Related to Hunters Lake Estates:
Colleen -
• please advise when you have the consent to plat, partial release, and subordination
agreement are executed and whether you team will be delivering to us or if you will need us
to pick-up the executed documents.
Tony -
• The city is requesting that Doug resign a deed for the outlots that CDH is transferring. We had
prepared a quit claim deed and the City has drafted a Warranty Deed - document is
attached and will need to be executed in the presence of a Notary Public.
• Please advise as to who will be picking up the original City documents:

attached invoices.
Upon receipt of all documents-we will circulate an email with all of the original documents prior to
recording for one last review and approval.
Please note with the holiday's approaching, our office will be closed Monday December 25th, 2017

Shortly after I sent the last email I realized that I did not pick up the new mortgage put on Outlot B of Hunters Pass Second
Addition in these documents. Attached are a revised Consent to Plat, Partial Release of Mortgage and Subordination
Agreement that reflect the new mortgage and should replace the same three documents previously sent. Please use these
documents and discard the prior drafts of these same documents. Thank you.

Attached are the following documents;
1. A revised consent to plat reflecting the modified mortgage on the Hunters Lake Estates property.
2. A revised Mortgage Subordination document reflecting the modified mortgage on the Hunters Lake Estates property.
3. A Partial Release of Mortgage for Outlots A and B, Hunters Lake Estates(these are the lots that will be deeded to the
City).
4. Deed to City for Outlots A and B.
The order of recording needs to be as follows:
• Outlot C Towne Lakes 7th Addition to be deeded from HSB to CDH
• Final plat
• Consent to Plat from Sentry Bank
• Deed conveying Outlots A & B, Hunters Lake Estates to City of Albertville
• Partial Release of Mortgage, Outlots A & B, from Sentry Bank.
• Development Agreement
• Mortgage Subordination to Development Agreement from Sentry Bank
• Any other documents
The final plat has been signed by the City and is awaiting pickup once the City receives executed copies of the four attached
documents set forth above and confirmation of the order of recording. If anyone has any changes in the order of recording,
please let me know.
It is my understanding that Adam or Kari or someone from their team will be recording these documents. Please let Kim
Olson at the City of Albertville know who will be picking up these documents, and when the documents will be picked up.

Thanks for catching Outlot C—I did not have that on my recording list. Your recording list has everything on it that Kim and I
were able to identify(I changed the consent to Development Agreement to a Mortgage Subordination to Development
Agreement).

Regarding sequence of recording,Tri County Abstract staff previously forwarded the recording sequence of documents
as below:

o At this time the City of Albertville is holding all documentation related to the plat
pending receipt of development fees.
o Anticipating that the below documents will need to be filed with the plat:

Could you review and email an updated sequence with any additional city documents?
Can somebody look in the final plat tube container that is currently at city hall and see if the consent to plat form is
there? I'm pretty sure we had it completed and put it in the tube.
