Using a typical 50 ft deep building pad, and assuming future deck extension of 10-14 feet, there will be a conflict of a larger rear setback to the future deck. As we discussed, the building pads shown on the plans as generated to date are conceptual only and are not intended to be interpreted as the final house footprint. The setback table with specific measurements to the concept building pad will highly likely conflict with final house footprints submitted for building permit. Also, the conceptual building pad does not indicate future decks or porches that need to comply with setbacks. The table measurements for rear yard setback indicate a significant rear yard setback due to measurement to the conceptual building pad. Since rear lot lines on most lots are 20 feet from the wetland boundary, an additional rear yard setback of 10 feet would result in a 30 foot setback to wetlands consistent with the original Hunters Pass project. I think a front setback for porches to 20 feet would allow enhanced house structures or future porch additions to be accommodated. In place of the table with setbacks indicated for every lot, I would recommend the following: Front Setback: House/Garage 30 feet Porch 20 feet Side Yard Setbacks: Street 30 feet House 10 feet Garage 5 feet Minimum between homes 15 feet Rear Yard Setback: 10 feet Please give me a call or email with any questions.
