PLDRIRG & ZORIRG ax.IISSIOR Rov.-ber 8, 1995 Albertville City Hall 7:00 PM PRESENT: Chair LeRoy Berning, Commission Member Donatus Vetsch, Planner Liz Stockman, Zoning Administrator Garrison Hale, and Deputy Zoning Administrator Linda Houghton Since there was no quorum of members, Chair Berning opted to hold discussion only with those present. Arnie Ergen discussed his proposal to construct another building on his property to store materials currently stored outside. City Planner Liz Stockman advised that Ergen would need a variance from the 30\ coverage of land regulation. The Commission could exempt Ergen from a Conditional Use Permit since his property is al ready used for outside storage. Ergen will decide if he wishes to pursue the necessary variance. To be scheduled for the next Planning Commission meeting in December, the application must be received at City Hall on or before November 22. A discussion regarding the preliminary plat of Brittany Kay Estates was held. Stockman reviewed the issues addressed in her report. Since the plat shows only one-half of a street on the west edge of the plat, Stockman advised ~hat the plat be drawn including the portion of the Psyk properties abutting the street. She will prepare a list of issues to be addressed before the Brittany Kay Estates preliminary plat is considered. Doug Psyk presented a newly drafted concept plan for all his property, including that abutting the Brittany Kay Estates plat. Psyk would like approval of the concept plan before proceeding. A portion of Psyk's property along County Road 19 would require rezoning from a B-3 to residential for the concept plan to work. Stockman suggested that the Commission consider rezoning all the Sybrant property and Psyk properties to R-l at one time. A proposal for three additions to the Vetsch Custom Cabinet building was reviewed. The shop is currently a non-conforming use in a B-4 zone. Stockman suggested that the Commission could process Vetsch's proposal through a PUD zoning. The City would have to waive the parki~g and loading requirements.
